Property taxes in New Jersey are due quarterly. They are due on February 1, May 1, August 1, and November 1 with a ten day grace period traditionally extended by the governing body.  A payment may be made before it is due; however, if a payment is not received within the grace period, interest is calculated from the date the payment was originally due. State law mandates that any payment that is late is subject to interest charges. Amounts up to $1,500.00 are charged 8% interest.  Amounts over $1,500.00 are charged 18% interest. Once a delinquency over $1,500.00 exists, interest remains at 18% until the entire delinquency is brought current.  In addition, there is a provision for a penalty charge of 6% for any property that still owes $10,000.00 or more on December 31.

When a tax delinquency exists from the preceding year, the property is subject to Tax Lien Sale.  NJ statute requires all municipalities to hold a Tax Lien Sale for any unpaid municipal, county or state charges, i.e. Taxes, DemolitionTownship Utilities (water and/or sewer charges) and unpaid charges for the Camden County Municipal Utilities Authority (CCMUA). Once a Tax Lien is created it must be paid by cashier’s check, certified check, cash, or money order at one time, in full, and only by legal parties of interest.

As property taxes are assessed on the property itself, it is not necessary for a new property owner to have a tax bill with their name on it.  Annually (June/July) a tax rate is struck. The tax collector’s office then produces new property tax bills.  These bills will include tax amounts for the 3rd and 4th quarter of the current year and the 1st and 2nd quarter of the following year based on the new rate.  If your mortgage company escrows for taxes and provides us with this information in time, a tax bill will be sent to them or their servicing agent and an advice copy will be sent to the property owner of record. Original bills will be sent to the owner of record as per the Tax Assessor's records for properties without mortgage escrow accounts. The State takes the position that taxes are assessed on the property, and it is the responsibility of the property owner to pay the taxes irregardless of the receipt of a tax bill.

Added and/or omitted assessment tax bills go out in October and are due November 1st. these bills are to be added to the original billing for the current year 4th quarter as well as the 1st and the 2nd quarter of the following year.

Property tax deductions are available for qualifying senior citizens, disabled persons and wartime veterans. Please contact the Tax Assessor's office for qualification requirements and forms. (856-767-0322)
